I'm NO expert.....but IMO If you keep the water bill in your name, it would help to keep your secret secure.  

As already mentioned there are various websites to start your due diligence when looking at a land propertyA little outside the box but check with the county or town websites they usually have what's called a GIS map and don't be afraid to contact the GIS expert analysts for expert advice if you ever run into any issues.

And on the podcasts you can see what all the experts are reading. - If you're in growth mode, I would prospect everyday.

don't let an inspector scare you... they have knowledge of a-lot of things but are not experts at anything (meaning they are not mold experts).  

I am supposed to be an expert in these matters with no prior experience,  I am in the health care field.  

I am no expert interior designer, but I know how to make my houses look very nice and create big demand from buyers :-)
