I'm estimating that if they purchased for $300,000 in 2003 and in general our property values are back to 2006 when we were experiencing 8% appreciation, the current value could be estimated at about $380,000.

In the past, it wasn't worth dealing with an aggressive tenant, so I just waited it out (after experiencing enough loss of sleep).What you might consider is offering the tenant a portion of their security deposit back on the day they hand over the keys (if there's no damage) instead of making them wait, in exchange for cooperation in showing the unit.

@Navin Naik, many experienced landlords won't accept a tenant with ANY eviction on their record, not matter how far back it goes.Things for you to consider: If this is them, they lied on their application.
