I just did a 21 square roof with gaf weatherwood architectural shingles and middle of the line underlayment for $4000 in materials delivered to roof and about $1000 in traded rent to a roofer tenant (which I only do on my 16 flat roof (3-1 and 2-1), ranch duplex properties).
