There are different regions, price points, customs and expectations.

I would interview small custom home builder developers if you can get one to engage they will know all of this right off the top of their heads..

They realize the limitations in their model but I suspect many of their customers do not. 

I've been investing in the Macon, GA for awhile and while my local community bank in north GA has been very helpful, they feel like middle GA is outside of their regional customer base.

Since our home is a custom rural property with no community services, it's an odd duck and we believe banks not loan on it. 

As a broker myself, the only thing I'd caution is (in most states) all fees and commissions must be paid to the broker/brokerage - agents cannot charge fees directly to their customer and could run afoul of state laws and brokerage policies by doing so (I am not licensed in Washington, so this is a generalization - not specific to your State).
