Rookie from Willow Creek CA asking about owner financing pitfalls

Hi everyone! I'm Laura Shodall, originally from Torrance, CA, and for the last 40+ years, from Humboldt County. My husband and I have to sell our rural home on 20 acres in the mountains. We wanted to try to sell it ourselves to keep a little extra for us. Since our home is a custom rural property with no community services, it's an odd duck and we believe banks not loan on it. Therefore, since we own it outright, and do not need the entire sales price at one time to buy something else, I thought I'd join Bigger Pockets to get educated on FSBO issues to look out for, and especially issues or pitfalls or sage advice regarding owner financing. I appreciate being able to access folks that have experience in these issues, and, being able to pick up advice and tools to help us get thru this process. Hopefully, this site will assist us in acquiring a bigger piece of the financial pie that will launch us onto the next investment. Thanks for your time!
