Compound that most of the buildings have had a ton of deferred maintenance over the years and they are a lot more expensive to run maintenance wise than most people think.

Which means absolutely nothing in the defense of your saying that the American Rule says you can charge the other party attorney fees if you win.  

Even if you win the case you lost the money paying for your defense.

But people are …. unaware of how the game works, how easy it is, how much expense ratios cost and especially how much a seemingly small 1 or 2 % management fee compounds to really be, to the tune of hundreds of thousands of dollars over a few decades.

One idea I'm toying with right now is to ask the tenant to retain her own pest control services and to send me the bill if they find evidence of a rodent problem, but I'm not sure if that's legally defensible.  

Check everything thoroughly, that's your best defense against bad tenants.  

These are separate costs, so defense costs are not reducing the limits of coverage.
