I am in the process of settlement on my 1st property in 1 week. i have a 5% down conv loan thru a credit union bank. this a duplex and is a row house. i plan to live in one unit and rent out the other. the seller is also selling the duplex property next to it.

You must be a lawyer and the most you can charge then is 25%, not to be more than $1,000.YUP OLD OLD information being regurgitated for the new investor who does not realize that so many counties frown on this while technically possible to do in some areas.. 

Is anyone doing this currently?

This is not an absolute truth by any means, but a way to filter and have a better shot of those looking to sell/retire.   

On the last day of my option period, after considering all of my exit strategies and considering different lenders, the only way I could make this deal pencil out at the previously agreed price was to push the closing back by 11 days.

They are now getting divorced and he is moving out. 

Your lenders may not know this yet, but eventually they're going to find out.
