It also sounds like you want to start speaking the lingo and understand it even more (awesome).I would recommend reaching out to all your local real estate agents via email stating you are eager to learn and want to help them with odd jobs and eventually be an assistant.

I think your best bet, depending on price range would be to buy a 4 bed 3bath home and rent out bedrooms.  2-3-4plexes are pretty tough.
