.), you have a credit score of 420 with a recent foreclosure, you demand the money in small unmarked bills in 48 hours, will complain over every fee, point and percent including spending hours on the phone arguing that the lender has to pay the appraiser and why should you provide any docs whatsoever, and by the way you can't speak now because you are busy running narcotics across the border at the moment on the run from the military, and the lender can just tell that you are the horror customer that will take up weeks of his time and grey the last remaining follicle on his head all for a massive $1.95 of personal commission.;)

You would still need to hire a Zoning Attorney and go through the full Zoning Board of Appeals (ZBA) Process; however, if you have the Alderman's support and no opposition for the neighbors/community; you may have a good case to argue.3) Map Amendment: This is the case that @Jonathan Klemm had mentioned, where you are actually "Changing" the zoning designation of your specific lot in order to be permitted to add additional units.

The thing that really gets my boots to shaking is the idea that many people are going into properties at a basis (purchase + renovation + furnishing) that ONLY works with STR numbers.When the winds come and the waters rise (metaphorically) and the returns compress (as they certainly will with a capital intensive investing style like STRs) then folks will be obliged to lose money in our markets AND A-class long term rentals will see compression, just like in 2019-2020.BUT I'd argue that if you are going to lose money on a property, there are better places to lose money.
