Start the process early - if you're counting on this coming through or risk missing a closing for an acquisition, that can cause reasonable stress.

Plus, with the HML, you're going to be stressing out (or I would) if the house takes 3-5 months to sell once completed based on not being in a good flipping area. 

It was very stressful honestly. 

These companies take the stress off the hands of property investors but this comes at a price.

But typically that provision isn't standard so you might take a hit for that.All in all, its a less stressful time for you then it is for the tenant - especially since the cause of the fire was the little kid.
