So should each additional LLC have it's own Name?

That would be a very appropriate 1031 exchange scenario.If you go the 1031 route you will pay no tax and that tax will go forward as additional purchasing power for you. 

It's hard to be new since the only way to learn is through experience so it's really valuable when there is someone who has had that experience already and can share their insights.

The difference in costs was close to an additional 600 per unit. 

It's not like the property became more valuable since the lien was discovered.Either your seller can deliver marketable title free and clear of this lien or he can't.
