Based on the traffic I am seeing coming through at the house today I will most likely be too slow on the trigger, but it was fun to consider for a while.  

We have become pretty good friends over the years and he has done things for me such as going into my house and check it etc. and lock it back up  over the years when my brother had work take him away from the condo.  

Where this is a commercial tenant, there are a lot more options available to you than with a residential tenant ... possibly including, locking them out of the space and seizing their inventory and/or equipment for sale to recover the rent owed.
