I am a traveling nurse so location and primary residence isn’t an issue.

Even before I bought anything, I would read books, and whenever I traveled I would pick up those RE for sale flyers and magazines in every city I traveled to.

3-5% of total project cost including land is standard for a smaller project like this.Hard to advise on deal structure without knowing who found and is leading the deal,  capital contributions, partners roles and goals etc. but generally pari passu is best with active members being compensated for time, travel and overhead. 

I was renting 4 rooms on Airbnb mostly by the month to students / travel nurses / flight attendants.

Outside of that, you could look at the local hotels and call and ask what their vacancy is, and get a rough idea of the travel in the area...
