The biggest draws for investors are not needing to provide income docs (no W2, tax return, paystubs etc needed), DTI doesn’t matter, you can close in an LLC, and not all lenders report the debt to your personal credit (so it doesn’t affect your credit score or DTI for future conventional financing).

Yes physical cash, I'm also worried about putting the money in to others bank accounts and then them getting taxed on the money because it'll look like income even if there just transferring the money to the lender.

Hello,I am new to real estate investing and decided to go with Easy Street Capital as our lender for the DSCR loan.They already ran out credit and we went under contract on a property after getting the pre-qualification letter from them.I also got the Term Sheet from our contact Zach and the last page is asking us to wire transfer $2,500 to their bank account for the deposit.Is this common for private lenders?
