Unless this is a close friend or family member whose future you really care about and it's money you could write off easily if/when there is no payback, I wouldn't even consider this.If this person is very experienced and has a proven track record and business plan, I *might* consider it.  

I’m having a hard time tracking down a Title Company that will work with investors.

As the price of business goes up, I think your track record and relationships have to speak for themselves.

I'm thinking I could keep the current renters, which he might feel good about, plus they have a track record of paying rent with him so thats reassurance I will be able to pay him.  

I will mention business opportunities lightly to my family and friends once I have a long positive track record, but will not accept funds from them until.

That way people who have some connections with other investors can refer people and get rewarded for it.Typically with online programs you'll get a special link to use that is connected to you so that if someone uses your link it will be tracked to you and you'll get a commission when someone buys.Thanks,Todd
