Try your local Real Estate Investment Association to find a mentor (REIA).

This isn't a success story yet, but could be in a couple of months.I have an opportunity to pick up a good deal from an investor associate who is looking to get out of a house that has left a bad taste in his mouth.

@Steve Johnson , BTW, I would highly recommend you find and join the AZREIA (Arizona Real Estate Investors Association) group.

I was able to re-rent with no real loss.I've learned in my 6 years of being a landlord that most threats are because the tenant is broke and cant pay.

I think he was associated with Verizon too!

She should know that he might try to squeeze some stuff out of her near the end with the threat of not closing.  

Absolutely get into your Metrolina Real Estate Investor's association as soon as you can!

We belong to the local landlord association, that helps! 

Or, "this SSN was issued between 2010-2014" would obviously be a flag, if there's a credit history associated with this person that is apparently a 3 year old (Macy's etc do not notice or care, which is how people turning 18 can already have trashed credit).

Savvy investors and associations could accomplish this under the lender's nose.
