IF you bought a 3x2 w ADU, and rented two beds and the ADU, you'd be in a much better spot.

The house was built in 1908; 2 bed 1 bath; 5000 sqft. lot; 1100 sqft. for 200k and needs some repair.

In Memphis I can paint a 3 bed house inside top to bottom for around 2 grand.

One is a 2 bed, 1 bath and the other is a 3 bed 1 bath.

I recently made my first purchase of a single family, 2 bed 1 bath house this spring using a first-time home owners mortgage with 0 down. 

Underwriters are always asking if owner occupancy makes sense, and almost always the investor is trying to claim that they are going to move out of a 15 minute commute 4 bed 3 bath, and into a 90 minute commute for a 3/1.5.

Would you sleep on a bed covered in mold ? 

Hi I am about to purchase a 5 bed 2 bath about 2000 sq ft no pool in lone mountain vegas. 

It's been my plan for a while but my wife is now coming around to the idea....As I've done my research I can see that we should be eligible to build a detached unit which puts us at the 1200 sq ft limit in either single or double story (ours would need to be double as I want to get 2 beds and 1.5 bath min).During my research I came across this resource Hasauble https://www.hausable.com and I wanted to see if anyone here had used them & if so to what stage in the process?

I am buying my first house and I have an option of adding an extra bed and extra bath to my home construction.
