I'd recommend targeting a property that needs cosmetic work and obtaining FHA or a low down-payment Conventional loan option.As far as running numbers and making sure the deal makes sense, connecting with a local investor-friendly Realtor will be a huge boost.

@Mark Leclair I have been house hacking in Central Ct area for since 2016. 2% rule is going to be hard to find unless you do extensive rehab. 1.5% is going to be more obtainable especially in some towns in central ct.

It best to just have a condition in the AP&S that states something to the affect that the Seller will cooperate with the buyer to obtain a building permit and work with the buyer pertaining any documents involving the committee and CityNot a bad idea to also have a clause in the contract allowing your surveyor access onto the property as you will likely need a topo survey to start building plans
