I chose Laura Alamery because she has a lot of support; coaching calls, group meet ups (she travels regularly to meet with students), there are also local student meet ups (these take place without Laura), and her class goes over several wholesaling strategies (I can choose what resonates with me) and she covers a variety of real estate investing strategies aside from wholesaling.

Rental rates for a given quality of product in the same local are much more a factor of income then anything else up to a point.So forgetting about house value, the question becomes if rental rates decrease for what ever reason can you sustain the reduced / negative cash flow?

Note that I will focus on single family properties, the multi-family market is quite different.I believe that every property/location you consider must meet three criteria:• Sustained profitability - The property must generate a positive cashflow today and into the foreseeable future.• Likely to appreciate over time - You would never buy a property just for appreciation but appreciation is very desirable.

I plan to put the store front on both ends then give the tenants more choices to select the unit they want.Agree with you about the small cities, but so far the Leon Valley is good, they call this area a sustainability overlay area, and had several nice talk with them.

We've had very little vacancy or collection loss so that's probably about as good as you can do in the lower end areas and might even be a little better than can be sustained long term.
