Well @Stacy Davis I have never done wholesaling, so i might not be the guy to ask, but I might be the guy buying your deals, I did one Wholesale deal of a Multifamily hear in San Diego, and i didn't want to wholesale it, just a client came while i was in escrow, and i Just assigned the contract to the person, yes you need the earnest money and thats about it. some larger wholesaling companies charge like retainer to make offers maybe thats a path you would like to take. feel free to send me PM and I see if I can help.

Hi @Victor Correa Just a couple things for you as a new investor:1) Co-WholesalingCo-Wholesaling is a great way to get started because you can do some deals but technically (if youre doing it right you'll be doing 25% of the work per deal and getting paid 50% of the profits.My strategy for Co-Wholesalers is to either focus on seller acquisitions or buyer acquisitions. get really good at feeding other wholesalers deals they can sell for you, or get lots of wholesalers to feed you deals for a couple strong buyers.

Two common ones: 1) Find a mentor to work with to show you the ropes. 2)Link up with a strong real estate broker that specializes in working with investors, preferably someone that does his own deals as well.
