It was fun and I enjoyed up, but highest and best use of time persuaded me to shift gears.

So just shifting my interest towards Townhomes specially near the Plymouth or Blaine area and rent them out. 

The paradigm shift has been so successful in the span of a generation that governments now find themselves with reduced tax revenues as a result of a situation they helped create.

Hi @Rhonda Blue, it sounds like you have interests nationwide and use your 1031s to shift geography as it benefits you.  

@Jonathan Jaime Velarde- it is a fairly streamlined process; similar to other residential mortgages.

It's just shifting the supply from rental to owner and no housing units are added.

Also, I would say don't get married to just one strategy ... in dynamic, vibrant, and highly profitable markets like SoCal, the market is always shifting, which makes some opportunities more attractive and others less attractive ... the best long term professional investors I know in this market have the ability to shift their strategy as the market shifts to take advantage of the best opportunities available at the time, while still hedging their bets to protect their downside if the market shifts away from them on stuff they already own.

She saw how many hours each day I was pouring myself into working and conveyed to me the potential return on my time investment had I shifted my focus into real estate.

This job amazes me how quickly housing can shift.
