You can stay right where you are and do nothing real estate related.

I tend to stay away personally, maybe unless it was a huge margin deal.

Unless of course, the taxpayer shows material involvement and claims to be a real estate professional, spending 750 hours per year.Employing a property manager to manage out of state properties makes it virtually impossible to stay actively involved and spend 750 hours.

We thought it was an ideal house to STR - and it would have been just based on the location, and perhaps the experience of staying in an old home.

She’ll be doing repairs in her own unit and would like to stay in mine while that happens since my unit is on the first floor and she can’t take stairs.

I would counter your erroneous statement with this: "What causes 99% of projects to fail is the homeowner/investor/flipper having zero clue on how to find a property with decent upside, choose a good Contractor, manage a budget, stick to the plan, stay out of the way, etc
