assuming I PM it myself. in the mean time I have a large commercial LOC available that I am using in the mean time with a interest only payment @ 5% which is what is shown on the spread sheet. 

MD is the "if you can dream it, we can tax it" state so again, there has to be a good spread for all parties to have a win-win.

Once I was building a spec house and forgot the cost for Drywall for the whole entire house, it was a silly over sight on my end.Being that my family owned a drywall company, It didn't even cross my mind to see this line item on the spread sheet.
