However, once I calculate in hard money lender fees, points etc it squeezes the deal down from a home run to a single/double and if something goes wrong a loss. 

My house is a two bedoom, one bath, detached single family home.

Right now I currently have one single family home that I rent out.

I can't talk too much personally on that since I'm single, but I think it's better now that when they're going to school and having to move would be a little more tricky.4) You get to live for free, or a price reduction.

However, as to whether you need an LLC right now on a single property it's really up to you but, probably not, you could probably get away with strong insurance.

I've found better ROI's on condos, more risk, less appreciation but better ROI than either singles or 2-4 units. 

We are currently looking to buy single family homes with at least 2 bedrooms and over 1000 sq ft in good school districts that we can rehab, add value and flip.

Got a Rancher Single family home that is in a good neighborhood, has a large backyard, that is full of potential.
