I've found better ROI's on condos, more risk, less appreciation but better ROI than either singles or 2-4 units. 

We are currently looking to buy single family homes with at least 2 bedrooms and over 1000 sq ft in good school districts that we can rehab, add value and flip.

Got a Rancher Single family home that is in a good neighborhood, has a large backyard, that is full of potential.

I am ready for starting out and I am looking for realtors in Tampa area for single family houses and small multi-family properties in Tampa and Brandon area.

Then it might be possible to install a remote-control drain with a button at the front of the tub; I've seen one model and there are others, but it might be hard to get enough access through the side wall to install the control mechanism below the tub.

My main questions for starting out would be if I should I go with multi family or single family and should I go class B or class C properties?

Also, it has been my experience that it is absolutely necessary to check the website every single day for the property you're interested in.

They are rabbeted in the very best tradition of foursquare work, and each of the 4 and 5-inch quartersawn trim boards has a wide single groove dadoed into its back (modern production trim boards have 2 or 3 narrow grooves, it's cheaper to do but doesn't work for trim quite as well).

That first property has generated a pretty decent cash flow, and we just closed on our second single family rental in March 2018, located in Wake Forest, NC. 

Looking to do buy and hold  investing on small multi-family and single family homes where there is value add.
