In theory, one could argue that the average historial capex (both maintenance and expansionary) per year for a time period of 5-20 years should give an estimate of the capex level going forward.

Hello everyone and happy new yearI’m going over a single family brrrr and wanted to get your opinion on the refinance part as that’s what I’m analysing.I would be leaving roughly 14-18k in the deal and after paying expenses which include the following ( management, %4 vacancy, 4% maintenance, insurance, property tax, income tax) I would be left cash flowing $250-270. probably not attractive for the seasoned investors but for me it’s pretty decent?

Hi BP Team - hope everyone had a great holiday :)Doing my yearly lease update for my current tenant in Bergen County NJ and wanted to get someone's take on adding additional jargon pertaining to "house maintenance".

The headaches and maintenance expenses are not worth the additional income, so for our third property, we targeted one we could substantially remodel to a nice quality or one that was still in great condition.

A good property manager will be to your benefit, as they come with experience screening, and have maintenance connections. 

It can be a hard pill to swallow paying 2-3x more than a traditional PM, but the obvious is that there is much more work that goes into operations and you have constant eyes and maintenance on the property.   

Buying new build make sense from the maintenance standpoint.
