In my specific case, I am setting aside money for 401K, retirement and 529 plan for child's education.

My plans are dead on with yours as I am contemplating retiring this year at 36 from the sheriff department and concentrate full time on real estate.

Old deployment injuries fired back up in full force and as a result I will be getting medically retired from the army (a process that will take another 9 months.. ish).

@Andrew Wong,If I were retired I might want full vacancy, but for now I am making money since I can't use it that much.

Am looking to help fund my retirement so am not looking short term particularly.The loan can be up to 15 years with a 25 percent down payment and must be the only loan on the property.
