Say it's not available for rental for 2 months because renovations are ongoing.

My budget is up to $70,000 per house (includes price, inspection, closing costs, and renovation).

If you find and fund the deal, usually you can negotiate a 50% equity split with the experienced investor that finds the GC, the necessary subs and makes sure the renovation stays smooth and on track. 

Currently rented so looking to fix it up with the profits, and renovate interior as they become vacant.
