As long as both parties agree....the property will be transferred as one property despite there being 2 contracts. 

I did tell him I will transfer the permits to his name and as long as he gets 1/3 of the work done in the 1 year , he can extend the permit . ( permits engineering reforest bond etc over $12K already spent ) .

Transfer taxes seems high but I am not familiar with Tampa mkt. prepaids are 2.3k and you should not count them as closing costs.

I spoke to a Real Estate Lawyer today who informed me that the LLC can't legally do business, which includes transferring title.  

He has made me power of attorney to transfer the deed.

Automatic transfers are great for payment, maybe you can give them a couple options within this realm so that you're getting the convenience either way. 

When you do get an LLC you can just transfer the property to that after close.
