seems like the only optionnow you may be able to negotiate with the person who has the child support lien. or their heirs its an old lien .. they make take 1 or 2k and release it.I know my team here in PDX when we deal with these hairy deals they do wonders getting juniors to take minimal payments.. its all about working the phones and negotiating.and also Assuming the note is local to you.

But I have learned something from all the ups and downs…as long as I know what I'm striving towards and persistently move in that direction, I know I will get there (sure would be nice to be sooner than later…I guess we will all get somewhere given a long enough time frame but if I arrive at my goals in 100 years, I'll probably be too old to enjoy it) As for the plan, I will keep mailing and rehabbing houses and start wholesaling…(and I will keep watching flipping shows as if it were my job..haha, I'm hooked on watching those shows..how pathetic) And wanted to say thanks for everything that is a part of a community like this and thanks to josh for putting together an awesome podcast…(I sure wish Joe and Alex would release a new episode from the real estate mastery podcast..wtf guys!)

Appeal to common sense - - offer all payments to be refunded to surrender the keys and voluntarily terminate the lease by "mutual agreement" (get a signed release).Be nice, soft and suggest:He will never be happy and you don't what him to suffer with that 'environmental sensitivity' Yes, you'll lose a rent but only for a short time and you can move on to more productive applicants.

I've had sellers execute the deed and closing documents days ahead of the buyer, and prior to funds arriving....but, this is with a title co. where I know the owner attorne, and Know that all funds will be  received prior to the release/recording of the executed deed.

I am not sure about residential contracts, apartments or what not, i could always change the draw structure, but what happens if clients need to wait until lender verifies before releasing them then releasing me?
