How much would you say is a good number to think of when doing an initial house investment all costs included.

I think you should first have an independent inspection of the property done.

I think for many this is a good starting point.

With my dreams of controlling a rental property next to me dashed due to poor home structure I started thinking this building used to be a home so why not flip it back to that and make some money off it!

A regret I and many other Gen Z parents I know have is that we didn't think of buying land to build a compound for our young adult kids and their friends. 

This can be a good option, but, of course, it will depend on how much your current property is worth, whats your mortgage and other expenses on it and how much rent you think you can get on your current home.

I think it's always important to check with the specific city or town that you are looking in as each can have different rules/regulations on LTR vs STR

so they 'hear' a neighborhood is good, and then they 'hear' a property is OK, and they think they can rely on what they heard. 

I don’t think this is correct if it’s an inherited IRA.
