Sharing one of your hardest to find resources and potentially losing them to another investor is not smart business.Good luck finding a good contractor as most in Detroit:1) Want to be paid in cash and won't sign a W-9, so you can't claim on your taxes2) Want to be paid 50% upfront for labor & materials - which is a good way to lose money3) Want to be paid the day they are complete - which doesn't really allow time to inspect their work for competency and actual completion.

It sounds like you are promoting a wait and see approach for commercial, so you think we havent seen all the deleveraging then?

They promoted him and everything went down hill from there.Needless to say I pulled everything I had in BofA and went to another bank that was happy to work with me.

Basic contracts, bookkeeping, keeping records for taxes, paying subs, buying materials, hiring a Realtors, attorneys and other professionals, insurance, evictions, obtaining judgments and collections?

Building large buildings are there systems  that you can use to keep tract of materials and inventory and employees

You're basically paying a freelancer of some kind to do anything from design a business logo, create a website, develop a video, create marketing materials....you can even find someone to proof read your term papers through Fiverr! 

Thanks @Jd Martin, I definitely volunteered to take care of the paint myself as a courtesy, but was told not to touch it - it's obvious that this man just wanted to pocket some cash for his materials/labor.
