I am not an expert on your end of the MSA, but perhaps purchasing in the "not as good areas" would make sense if they are in the path of progress?

Had no luck, so I worked for a full time wholesaler and progressed my way to an acquisition manager, learning a lot along the way... eventually leaving to run my own operation, with a small team. 

She is currently setting up her website (still in progress, but have linked it below.  

It is still a work in progress, but I am very happy with my tenants in the front house and I am loving not having a primary housing expense outside of paying myself rent to cover Capital Expenditures.

They did renew our builders risk but I don't want to see them drop us if they don't see enough progress soon enough.

I will try to post a couple pictures... just don't mind the mess, it's definitely a work in progress.

We got almost done with our 2020 backlog and got the first one rented but we're going to start off 2022 with 9 vacancies: a backlog of 6 unrenovated units that were vacated in 2021 (one is in progress and needs about 3 more weeks of work) and 3 units left from our 2020 backlog that each need about 1 week each to finish off.

Don't let perfection get in the way of progress.
