Fayette/Coweta County GA

Hi there! I'm from Fayette County, GA (lived here my whole life so I'm familiar with the area) and looking to start out in our real estate investing journey. The thing that's most in my comfort zone is local long term rentals so we can go by and check on them, manage ourselves, etc, but this market is ridiculous. My question is, anybody else from Fayette/Coweta and have success in the long term rental/BRRR market around here? There really aren't any single family properties under $300,000 in Fayette county (mostly good areas, there are some lower priced, not by much, in the not as good areas). That's a lot for starting out.

Just curious what y'all have seen.
