You as an investor also shouldn’t be greedy and it’s a perfect match :) (To prevent a misunderstanding: I knew the property was being renovated and unoccupied at the time of purchase, they've informed me during the offer.)+ In my 2nd property a well pump issue showed up after the renovations have finished.

They are willing to offer their parents as co-signers.

However, Guesty does (did) offer this when we used it years ago. 

Take the money you’d put into those programs and put it in your savings for your first property.  

I do need to cover the remaining $9,000 out of pocket (I am in a similar spot, billed monthly and the leak started soon after the last reading)The company does offer a payment plan, but, since the bill in in the tenant's name he would have to go on the plan and I would need to figure a way to pay him monthly.

You can however use a True Bank Portfolio program which only requires 15% down even up to 4 units.

I was able to offer quick closing to help the seller out in offloading the property.

@Hunter Schenk can't help with experience, but curious if the city will force you to offer a percentage of the units at "affordable" prices?
