What you're talking about is having pocket listings as a licensed agent.

Hello Bigger Pockets,I am a brand new investor looking for my first deal.

I agree,  those are the three most useful tools anyone will ever need.Yes,  a corded circular saw is a must, these battery-powered circular saws can't do countertops or 3/4 plywood for long. 

The house I am currently rehabbing has a single bathroom on the second floor serving three bedrooms.

I wanted a turn key for my 1st realy investment because I own my own business and have three kids so time is very valuable to me.

I started listening to the Bigger Pockets podcast and dreaming about some real estate investment about a year ago.

But using FHA for a year then moving, renting it out, and buying with a VA loan after that would be a way to quickly get two loans with basically no money out of pocket. 

I have three properties under my belt, and looking to grow much further beyond that.

This weekend I sat in my tree stand for 5+ hours listening to Bigger Pockets Podcasts.

This would allow me to get into the house for almost nothing out of pocket if it works, but I am wondering if Fannie/Freddie guidelines disallow something like this.
