First invested a solid chunk of money into a flipping mentorship, listened to every BP Rookie episode ever made, more podcasts, more books, more phone calls, and finally landed a really cool position working for an investor in my area.

Well worth the money.

Value is currently 230-250k.They bought it by refinancing their personal home.

As a listing agent, I want buyers to see the property in person as much as humanly possible before we negotiate.

I would like to find a local person to assist with making it an Airbnb rental since I am so far away and cannot do so.

After doing the program for couple of deals, I find out it is almost impossible to make profit on doing Flip with their system, since they are providing these stuff:1.Sourcing clients with deals on Zillow, that is anybody can do that, you can't buy a property with very low prices2.Asking un-credited investors to borrow Hard Money Loan, I don't really think anyone don't have much experience should borrow Hard Money Loan, with balloon loan mechanism, it is basically teaching new-bees to suicide.!

At the end of the day it’s a personal preference. 

Putting the $3100 down will not affect me financially, I just dont think it will be worth it.Any thoughts and personal opinions are greatly appreciated!

Tried to go with Fire and Personal Liability (removing Wind and Hail) to reduce cost but haven't found any offerings.I wonder if other landlords/investors have some good strategies to tackle this challenging environment.
