Brendan August CARES Act 401k Loans

Ordinarily, I would 100% agree that we would NEVER touch a retirement account for something like this, but because it's part of the CARES Act, the following is true:- The 10% penalty is waved- All taxes will be reimbursed if repaid within 3 years- There are no requirements on how to spend the money (this is of course different than if we were to just take a distribution outside of the CARES Act)So... we actually moved forward with this plan.

It does cash flow better then a SFH, you are correct.In my case:- it had to be re-zoned as MF with the city- an additional post office address had to setup (1A, 2B)- natural gas line was split and 2nd meter was added- 2nd electrical meter was added outside- 2nd electrical circuit breaker panel was added in the basement next to the other panel, and all the wiring for upstairs unit was moved into it- city does not allow for a split up of incoming water to add 2nd meter so both units have to share it.

Most contractors will have a contract that they expect to hold us accountable to, but they never seem to meet their timelines and customers have very little recourse out side of taking them to small claims court or file complaint against their license if they have one (CO doesn't require general contractor to have a license for some reason???)

from my own experience, foundation issues would show up in other areas as well, like walls, especially around windows and doorways, as well as outside walls. do you like the property enough to get it under contract and inspected?

It's much safer to invest in areas outside Interstate 465, minus areas such as Lawrence which is a beast different from any other.If you want to attract good renters buy in good school districts too.
