A doctor can have a $2mm net worth but is busting his butt 80 hours a week and has zero cash flow equity rich assets but no down time for himself and family..I would think when you start from 0 you tend to lean more towards cash flow until you are financially free and then lean more towards equity based to build your net worth

A credit score can be lower (under 700) due to school debt, medical, etc., so you really need to look at what the score consists of. 

I could rent to some other medical residents I know very well for about $2,100 for 2 years with no property mgmt involved.

I am looking at an office/medical space that according to the agent could rent from $20.00/SF gross to $23.50/SF gross.
