Every SF rental I have had was a cheap house with somewhat major reno.

That just seems like not enough to me given the risk that a roof will blow off or some other major problem. 

My mistake was sending them a LOI too soon through an online site without first getting on the ground and inspecting the property.

25k a year is probably barely enough to live on as a single individual let alone invest or support a family.Your easiest way to invest is to earn more.To earn say 25k a year likely requires around 300k invested money assuming you’re not doing major rehabs and/or experiencing a lot of appreciation.

If anything, it just causes major frustration. 

My full time job is as a web developer working for a company calling Planning Center Online.

I'm extremely skeptical that consumers are going to be on board to willy nilly provide the passwords to all their online bank accounts to allow it to happen, however.

I've seen 2 in the last month through an online auction that sold for $100 each in great condition,just taken from the owners.
