You look like a spamming douchebag.First card you say your main message.Second card you say something like.We tried to reach you but no response.... and you give a reason for your mailing again.Why do I know  for a fact my answer is the correct one?

The main thing with real estate investment, from my limited perspective, would be to find the niche that best suits your investment style and personality and learn everything about that niche and do it as well as possible while continuing to learn and grow both your business and career.

Mainly looking for software to track expenses for flips and if a different software to track expenses for rental property upgrades etc.  

I've always held title in an LLC name, the main reason being limiting my liability in the event that a tenant or someone else initiates a lawsuit or other action as a result of something that occurred on the property (nothing to do with financing- as you note the bank has the overriding claim).  

Main difference being the length of time for each step, costs, method of valuation, and inconsistency across lenders.Many lenders won't let you pull all equity out though, YMMV.

There is a property in Modesto, Ca that we are interested in putting under contract with the purpose of flipping the property.
