This is not a pitch post, but a post hoping to seek wisdom. 

I'm hoping I can find a contractor that will "dry in" the units for me and allow me to sub out the inside myself to save money. 

If you don't mind losing 10 properties, put 10 in one LLC.

Jacob,I’ve used one before for an investment property but with this being my primary, I’m hoping to get the benefits that come with Fannie/Freddie loans.

I am learning from all of you, and one day I hope to be a source of wisdom for those who post here.Since I  last posted, I have had two parties sign up on Airbnb for the place, so I am booked till the end of June. 

Didn't have a choice but to go Hard Money on this deal because the only Private Money Lender I have found didn't want to do a deal out of the state of Florida (property is back in Arkansas).So far the numbers are looking pretty good and I hope everything goes well with it.
