The  property  next door to me is going up for sell next month and pending condition it can be a real good flip in the area where i live but it will need (some work)..lol. im trying to find a good price to offer before it goes to market. i have first dibs but not sure how to analyze it for a flip.

Make sure to take into account the condition of the comps vs the subject property. 

@Kurt Grossman if the units are below market rent (taking into account condition), I would raise rents.

The conditions are pretty good and are fully occupied.

Are they in good enough condition to come off and reattach?

I presume I have about 20% equity based on market conditions and comps, but that doesn’t leave much meat in the bone for traditional HELOC.Thank you!

Those with an eye on recent history can't be blamed for thinking current market conditions are nearing their endgame, with rapid price appreciation and fierce competition for homes eerily reminiscent of the late stages of the mid-2000s housing boom.

All they do is tell the insured the terms and conditions under which the underwriter will reimburse the insured for a loss. 

I would surmise to say its the #2 most important diligence item regarding property condition items (behind home condition).  

If it is, can I assume I am able to renew on a month-to-month lease under the current conditions?
