Hi @Dillon Robert Williams, I was listening to the BiggerPockets Podcast this morning (Episode 526, aired on November 2nd 2021) and they were talking about how you can use your self directed IRA in order to invest in Real Estate penalty free.

You might want to read (or listen) to some of the BP books or podcast to get some ideas about different financing options and strategies.

You brought a lawyer into your question...I'm not a lawyer, last time I answered a question about "should I contact a lawyer"  I got a bunch of replies from lawyers saying you should always contact a lawyer and not to listen to my advice.    

We were in your shoes not too long ago, so I totally understand the information overload that often happens early on. 

Great flashlights and extra batteries that fit, super long extender ladder, korkers/or other brands over shoe to go over your steel toe boots, GFCI tester, moisture meter, a dog nose, an extender mirror, shovel to check foundation moisture, respirator as some properties have gross smells or chemical exposure, regular retractable tape measure forget the laser one, 5 gallon bucket, zip lock baggies, brown paper bags, putty knife, variety of screw drivers,Are you checking basements?

thankfully the market went insane and i was able to make a profit even with my inexperience, BP definitely influenced all of my choices and in hindsight if i applied more of the tips i learned from listening to the podcast and reading all the books recommended i shouldn't have made half the mistakes but live and learn. on to the next one!

@Eliana Fanick I’d recommend listening to Brandon Turners courses on buying properties and building your portfolio, becoming a real estate millionaire, etc.

I've been reading and listening to BP for now and am finally ready to step into my passion.
