I love the look of subway and I am installing a TON of it for clients but it is costly (about 2-3x labor cost for 12x12 tiles or larger) to install.

Now that property, if I owned it and sold it today, would have netted me probably 100k in proceeds AND have someone else renting the larger unit, paying all of my living expenses.

Also you are going from 3 different business to 2 businesses where one is taking up more of the building and makes up a larger percentage of the cash flow.

In Central FL, East Coast, Larger projects can be done for as low as 1.25 per sq ft install on vinyl plank or laminate (floating floor)... 1.50 is the regular rate. 

This one is a small SFR in my hometown in Kentucky, but I plan to keep growing and eventually scale into larger multi family and also looking at mobile home parks.

I know we aren't quite where we'd like to be for a down payment but this sort of fell in my lap and, assuming I could make the numbers work, I'd be stupid if I didn't at least try.

You can use /SF costs on individual scopes of a larger budget, but it will be near impossible to just say the "average" house needs $45 (or any random number)/SF to renovate.
