I'm just not going to throw down $100k on a property and cross my fingers.

Treat it like a business and kindly remind them of the lease terms and what they're expected to pay for the damage.Not billing them, crossing your fingers that the next 4 months go well and deducting the damage from their security deposit actually poses more risk.

My previous posts clearly states that this has turned into a finger pointing fiasco instead of giving advice. 

I can sit back without lifting a finger can add tens of thousands of dollars in appreciation without the hassle of tenants, toilets and trash.  

The plaintiff was a little old lady with a lawyer who dressed liked he bought his clothes at the church rummage sale. 

If you have a opt-in box on that page then you should get tons of cash buyers at your finger tips. 

I am not "persistent" and I don't "follow up", (they follow up with me), I do not lift a finger, I don't do ANYTHING.

Got a voicemail today from an elderly tenant's son-in-law saying after several hospital visits, they have moved her into an assisted living facility and she won;t be returning to her apartment.She just renewed her lease in Oct. of this year for a year.She is a sweet little old lady and we are sorry to have her leave but also understand why.It's winter here, and this will put us at 3 vacancies.

The last two months I have only received 1 lead and it was an invalid address...when i called the number the Lady told me she was 200 miles away!
