Oh, and our clients were all a lot happier so they referred their colleagues, staff was happier, etc.I do know a few local investors that work in the city happily and profitably on their own portfolios but it is an art that is difficult to reproduce if you are buying from a distance.

Title companies, banks, etc. are doing everything basically by appointment, and with limited staff exposed to those coming in.

Fortunately a large portion of my tenant base are hospital staff, military, and construction, so all systems go here.  

We have our staff ask if there was any pending maintenance items the past landlord or property manager didn't fix for them.

@Raymond ChowIf you are not a visionary type of person, I would hire an architect that has interior designer on staff as well. 

When we asked the tenant why did you not tell anyone. " Well I thought i heard something, but didn't get around to telling you all  "   I  NOW actually have my staff monitor water usage WEEKLY on all our MF, I recommend to all to  tell your PM do the same .

I have chosen not to play in that sandbox anymore becuase of that very reason and the time constraints lower income properties have on my staff time.
