Some days I feel focused and optimistic about reaching my goal in becoming a fulltime investor, other days i find myself focused on life's obligations.  

Im feeling a little anxious over it all.

This isn't meant to be an ultimatum, but just a reminder to do it even if it feels like an inconvenience or a formality. 

So if insurance guy calculate to build the house is costing me $300 PPSF.Then in that case I have to buy house that costs me around $300 PPSF.In other word, if cash-flow property got fire, then it doesn't make sense to rebuild that house in 2023, because we only have the land value then, there's no point to rebuild if the FMV still less than rebuild cost....It feels so strange.

Permitting has to do with me having ZERO knowledge in 'construction' and not knowing if the contractor is doing something correctly or not. 

Nothing beats local knowledge though & speaking with boots on the ground. 

You will also need knowledge of the game and the areas you choose to lend in, not knowing your areas or having someone on your team who does could spell a loss.

This tenant has been whiny and difficult from the start and I feel like he is doing this to jeopardize showings. 

They can fill knowledge gaps, manage risks, and provide valuable insights that YouTube and books might miss.

It is a negotiation, nothing more than that.I'm not an attorney, but I feel like in this situation I would have each tenant sign a confidentiality agreement.
