Are you specifically looking for a joint venture, one with investors rather than lenders in it?

I guess there is more interaction about the joint work that needs to be done rather than an HOA.  

There is definitely no HOA so my assumption when there is roof, paint, or other joint issues is that the owners will determine the best course of action.

Making sure all joints btw drywall are property sealed is important as well.  

Point is, there is nuances many seem to be missing with there knee-jerk anti-PM sentiment.
