I purchased a duplex in September and put 25% down but want to do a bit of rehab to the property (new windows, flooring, update some of the kitchen).

I am going to change the locks but I know they will knock the door down or break windows out of spite but I suppose that is an entirely another issue to be dealt with by the sheriff if it happens. 

I have a rental property where the tenant badly burned the kitchen counters to the point where I need to replace them all.  

I believe these systems would accomplish the following:1) Allow you to put the cost of heat (and A/C) on the tenants.2) Offer the tenants a less expensive solution than electric heat.3) Offer the tenants relatively efficient A/C as compared to the cost to run window units.4) Cost you a heck of a lot more than electric heat in regards to your initial capital outlay, but I don't believe the maintenance cost is much.This is just an idea that I know has been gaining popularity. 

Kitchen and floor was filthy.

Remodeled kitchen and bathroom along with adding a garage and now it's worth 250k. 

Roof, HVAC, electrical panel, windows, foundation, potential high dollar problems. 

There have also been leaks under kitchen sink and bathroom toilet.

Completely painted exterior, replace windows as needed.

Last week she broke 2 windows and called the code inspection.
